We explored some properties in the San Juan Playa/ El Cabo de las Huertas areas before eventually settling on the city. This area is perfect for those who enjoy a quieter life, although it was a bit too quiet for us. Many appreciate the serene environment, and beautiful beaches which are excellent for relaxation and a calm tranquil life. San Juan Playa and El Cabo de Las Huertas offer a unique blend of beachside living and suburban tranquillity.

The area is well-developed, with a variety of housing options ranging from luxury villas to modern apartments. One of the best areas to live in Alicante with no car, this neighbourhood boasts a beautiful beach as its main attraction, drawing residents and visitors alike with its clean sands and clear waters. It’s a great place for families, offering many parks, playgrounds, and sports facilities.

4. Benalúa

Benalúa is one of Alicante’s oldest barrios, known for its central location and affordability. It’s slightly outside the perceived city centre line (which is marked by Avenida Oscar Espla). Benalúa is a neighbourhood steeped in history, with its origins dating back to the late 19th century.

The area was initially developed as a residential neighbourhood for the city’s working-class population, and it has retained much of its original “lived-in” character. But that’s beginning to change with the development of Benalúa Sur. (South), an area toward the seafront that has stood abandoned and overgrown for a long time but is now being developed by Spanish building companies like Aedas and Metrovacesa. Ultra modern apartment blocks, some with rooftop pools are popping up in the area. As you arrive into the city from the airport direction you can see this developing area next to the NH Hotel.

The proximity of this area to the city centre combined with state of the art living provided by the modern apartment buildings will make the prospect of buying here very appealing in the coming years. Further to this, there is also talk of pedestrianising the current main road into the city to enhance the city for its residents and to reroute the current road toward the dock area.

Mercado is a small vibrant area next to the Central Market. It’s an area that we particularly like, having lived there when we first arrived in Alicante. The neighbourhood is lively and offers everything you might need within walking distance. Mercado feels like, and is a small, self-contained vibrant barrio, offering an eclectic mix of culture, commerce, and community. The Mercado area starts from the Mercado Central building and extends to the wet and the south from there. The Central Market serves as the heart of the neighbourhood. With Calle Poeta Quitana leading from the market all the way up to Ave General Marva, which marks the notional boundary line between Mercado and San Blas.

Mercado is the spiritual home of the famous “Tardeo” (legendary Saturday afternoon drinking and dining session), but that has mostly moved to centre around Calle Castaños now. Although it can get lively on a Saturday afternoon. But in Spain people enjoy themselves and it’s always fun.

In our opinion, Mercado is a great and slightly quirky neighbourhood. One of the best areas to live in Alicante with no car, Mercado offers a vibrant and convenient lifestyle with its bustling central market, diverse shops, and excellent public transportation links. The neighbourhood is known for its lively atmosphere, with numerous independent cafes, restaurants, and cultural attractions within walking distance. Additionally, the strong sense of community makes Mercado an appealing choice for residents.

2. Centro

Centro is the heart of Alicante, offering a mix of historic and modern living. The area is clearly defined and known for its higher property prices, especially on the Explanada de España. Centro is the beating heart of Alicante. The area is characterised by its narrow streets, historic buildings, and lively atmosphere.

The traditional centre of Alicante is a clearly defined area bordered by the Marina to the front, Avenida Alfonso el Xabio to the rear, La Rambla on the left, and Avenida Dr. Gadea on the right. Just a stones throw from the marina, the beach and the vibrant old town. Then on the other side of the barrio you have Ave Maisonnave with is excellent shopping options. When looking for somewhere to live, this area is as central as can be and therefore commands the highest prices. Some areas can be a little noisy (around Calle Castaños) and you might finding yourself heading to the beautiful Plaza Gabriel Miro for a little peace and quiet.

One of the great advantages of living in a central area is that you don’t have to wait for transportation to take you back home at the end of an evening or a fiesta (and there are a lot of fiestas in Alicante!). It’s a bit like staying at the Disneyland Hotel in the heart of Walt Disney World as opposed to staying in the more budget friendly All Stars Resort which is a 20 min Tram ride after the fireworks. But, of course the more central you are the higher the price you tend to pay for the privilege.

El Centro is one of the best areas to live in Alicante with no car due to its central location, offering easy access to shops, restaurants, cultural attractions, and excellent public transportation.

  • Key Features: There’s the Principal Theatre, Calle Castaños (Tardeo Central) which has a great atmosphere at night but could be noisy. Never far from all of the action when parades and festivities are held.

  • Dining and Nightlife: This area boasts an abundance of restaurants and bars, so numerous that counting them all would be quite the challenge. You are spoilt for choice in this area for nightlife and eating.

1. Ensanche Diputación

At number one on our list of “The best areas to live in Alicante with no car” is Ensanche Diputación.

Ensanche Diputación is a neighbourhood that offers a high quality of life. It is known for its excellent amenities, green spaces, and family-friendly environment. Its proximity to the city centre and other essential services is a significant advantage.

Ensanche Diputación is bordered by the port at the bottom. The arterial road, Oscar Esplá, traces a line up to the top where it borders San Blas, then down to Luceros, along Avenida Federico Soto, and finally Avenida del Doctor Gadea, which joins up with Canalejas Park to complete the territory.

This area, which has undergone the most significant transformation in the last 20 years, is around the old bus station. Relocated in 2011, the old bus station area was transformed into a spacious and inviting green space known as Plaza Seneca. The old bus station building, which is architecturally pleasing, was preserved and now stands elegantly in Plaza Seneca, serving as a venue for art exhibitions and other cultural events. There is a large open space for children to play, along with green spaces to enjoy, and the El Refugio bar and terrace is always popular.

One of the best areas to live in Alicante with no car, Ensanche Diputación boasts a central location with a relaxed vibe, avoiding the hustle and bustle of the city center. Families thrive in this area, enjoying a laid-back pace of life. Everything you need, including the beach, marina, local shops, El Corte Inglés, bars, and restaurants, is within a few minutes’ walk. Consequently, property in and around Plaza Seneca is in high demand.

Living without a car in Ensanche Diputación is very convenient. The well-connected train station is just a few minutes’ walk from anywhere in the neighbourhood. The new bus station is also just a short walk away. Additionally, there is a taxi rank on Calle Portugal next to the old bus station, and the airport bus is similarly close by. To top it all off, if you want to rent a car for the occasional weekend, there is a convenient and reasonably priced car rental office on Calle Italia. We know it’s reasonably priced because we use it ourselves on the odd occasion!
